Your First Steps
Before you begin, you will need to download the Sunway Property App from the App Store or Google Play Store. The app is your digital companion for managing key updates, appointments, and documents.

What Happens Next?
Congratulations! You’ve signed your Sale & Purchase Agreement (SPA). Now, here’s what happens while your home is being built:
Secure Your Financing
If you haven’t yet, apply for a mortgage loan and submit all required documents to avoid delays.
Double-check with your financier that everything is in order for a smooth loan drawdown before the progress billing due date.
Keep an Eye on Important Documents
You’ll receive your stamped Sales and Purchase Agreement and loan documents* from your solicitor.
Ensure that any necessary disbursement fees or legal fees* to your loan solicitor are settled-this avoids delays in document processing and loan drawdown.

Stay on Top of Progressive Billing
As your property progresses through construction stages, you’ll receive progressive billing.
Make sure payments are completed on time, either by you or your financier.
Utility Setup Made Easy
Sunway Property will apply for utilities (electricity, water, etc.) on your behalf as key collection approaches. However, this is subject to the property type and requirements by the relevant authorities.
You’ll just need to provide any required documents when requested.

Getting Your Keys
Your home is ready-let’s get you those keys! Here’s what to do:
Vacant Possesion Notice
You’ll get a formal notice via Registered Mail, Ordinary mail, or the Sunway Property App (under “My Documents”)

Settle All Outstanding Payments
Before collecting your keys, make sure these payments are completed:
- Balance purchase price, by you or your financier.
- Miscellaneous charges due to the Developer.
- Miscellaneous charges due to Property Management*.
*If applicable.
Book Your Vacant Possession Appointment
Schedule your appointment through the Sunway Property App (under “Collect My Keys”) on a first-come-first-serve basis.

Settle Into your New Sunway Property Home
Ownership Transfer
Once the title for your property is ready, Sunway Property will notify you.
You’ll then proceed with Perfection of Title Transfer and Perfection of Charge (if applicable) through your solicitor. This is subject to authority approvals, particularly for leasehold properties. Non-local buyers will also have to apply for state consent via their solicitors.
Home & Community Management
To make settling in easier, you can download the Sunway’s SPFM App*, a property management app that facilitates efficient communication between management staff and residents.
The SPFM App is your one-stop platform to:
Find charges related to maintenance, utilities and insurance
• Follow renovation guidelines
• Apply for access cards
• Register visitors
• Submit service requests
And more!

Start Paying Your Property Bills
Utility bills, like electricity, water, etc.
Quit rent (Cukai Petak), Assessment (Cukai Taksiran), and IWK (sewerage).
You can view your bills from respective and official authority websites.
