1. Competition & Period

The “BEYOND GOLD. BUILT FOR GENERATIONS” competition (“Competition) is organised by Sunway Property. The Competition period is from 30 January 2026 to 18 March 2026. The deadline for submission is 11:59pm, 18 March 2026. Late entries will not be accepted. Sunway Property reserves the right to extend, modify, or terminate the Competition period at any time for any reason, including but not limited to operational, administrative, regulatory or force majeure reasons, with or without prior notice, and Sunway Property shall not be liable to any participant or third party for any loss, cost or expense arising from such extension, modification or termination.

2. Eligibility

This Competition is open to all nationalities residing in Malaysia above the age of 18 as at the date of submission and who hold valid identification and lawful residency status in Malaysia. Individuals below the age 18 may participate through a parent or legal guardian provided that such participation is accompanied by the express consent, representation and undertaking of the parent or legal guardian, who shall be deemed to be the participant for all legal purposes and shall be fully bound by and liable under these Terms & Conditions. By entering, participants warrant that all submissions are their original work, do not infringe on the rights of any third party, and shall indemnify and keep indemnified Sunway Property, its affiliates, officers, employees and agents against all claims, demands, losses, damages, costs and expenses (including legal fees on a solicitor-client basis) arising from or in connection with any breach of these Terms & Conditions, misrepresentation, illegality, or infringement of intellectual property, privacy or other rights in relation to the submissions. Sunway Property reserves the right to verify eligibility and to disqualify any participant who does not meet the eligibility requirements or breaches these Terms & Conditions.

3. Rules & Submission Format

No participation fee is required to enter this campaign. Participants may take part through one or both submission methods, subject to compliance with the rules stated below. All costs and expenses incurred by participants in connection with the preparation and submission of entries shall be borne solely by the participants. Sunway Property reserves the absolute right to reject, disqualify or invalidate any incomplete, illegible, late, inaccurate or non-compliant entry without assigning any reason.

• Online Caption Submission

Participants are required to submit an original written caption via the official Sunway Property campaign submission form on the Sunway Property website, in response to the campaign question as stated on the official campaign page.

Each caption must be the participant’s own original work and must not have been previously published, submitted, or used in any other contest, campaign, or publication, whether in Malaysia or abroad and must not contain any content that is unlawful, defamatory, obscene, offensive or otherwise inappropriate.

• On-Site Photo Submission (Typeform)

Participants may also participate by visiting a participating Sunway Property Sales Gallery and submitting a photo entry via the designated Typeform.

All on-site photo submissions must comply strictly with the Photo Submission Requirements set out in Clause 6 of these Terms & Conditions.

All submissions must be original and must not infringe on any third-party intellectual property, privacy, or publicity rights and where a submission contains images of identifiable individuals, the participant represents and warrants that all necessary consents have been obtained. Sunway Property reserves the right to disqualify any submission that does not comply with these Rules & Submission Format or any other provision of these Terms & Conditions and such disqualification shall be final and binding with no obligation to provide reasons.

4. Entry Process & Submission Limit

All entries must be submitted via the designated official submission platforms as stated on the Sunway Property campaign page and Sunway Property shall not be responsible for any entries submitted through unauthorised platforms or affected by technical, system, network or transmission failures.

Each participant is allowed a maximum of ten (10) total entries throughout the campaign period, comprising: –

• One (1) online caption submission via the Sunway Property website; and
• Up to three (3) on-site photo submissions via Typeform at participating Sunway Property Sales Galleries. Each on-site submission counts as three (3) entries.

In the event of duplicate or repeated photo submissions, whether identical or substantially similar, only the earliest valid submission (based on system timestamp) will be counted. All subsequent duplicate submissions will be disqualified. Any submission generated wholly or substantially by artificial intelligence or automated means, as determined by Sunway Property in its sole discretion shall be automatically disqualified.

Sunway Property endeavours, but does not guarantee, to reflect qualifying submissions on the official Sunway Property campaign website within two (2) working days from the date of submission. Participants may check their submission status on the campaign website by searching for their names.

5. Copyright and Usage Rights 

Entrants retain full copyright of their submitted images. By entering the Competition, entrants grant Sunway Property a royalty-free, non-exclusive perpetual, irrevocable, worldwide, transferable and sub-licensable license to use, reproduce, publish, display, adapt, modify, edit, distribute, communicate to the public and otherwise exploit the submitted images for promotional purposes related to the Competition, Sunway Property’s marketing campaigns, and future iterations of similar competitions in any media now known or hereafter developed. Sunway Property will give appropriate credit to the photographer where possible but shall not be liable for any failure to do so. Sunway Property reserves the right to edit, crop, or modify the submitted images as necessary for promotional purposes and the entrant hereby irrevocably waives any moral rights or similar rights to the extent permitted under Malaysian law.

6. Photo Submission Requirements

Photo submissions must be taken in person by the participant at a participating Sunway Property Sales Gallery during the campaign period and submitted via the designated Typeform and Sunway Property reserves the right to request verification of the date, location and authenticity of the photo.

Each photo must clearly and recognisably include the participant, who must be pointing to the foam board displaying their selected answer to the question on the total number of gold coins displayed in the Sales Gallery. Photo submissions that do not include the participant or do not clearly meet these requirements may be rejected at Sunway Property’s discretion.

All photo submissions must be: –

• Original and taken during the campaign period;
• Submitted in JPEG or PNG format;
• Not exceeding 10MB in file size; and
• Free from any content that is misleading, offensive, defamatory, or inappropriate.

Participants are permitted to perform basic image enhancements such as cropping, brightness, or contrast adjustments. However, image manipulation, including but not limited to montage, superimposition, alteration of answers, or any editing that misrepresents the actual content of the photo, is strictly prohibited and any determination by Sunway Property in this regard shall be final and binding.

7. Prizes and Winners

All qualifying entries submitted will automatically be entitled to be part of the lucky draw, subject to compliance with these Terms & Conditions, to win the following prizes.

There will be a total of one hundred and fifty-five (155) winners.

Prizes are non-transferable, non-exchangeable, and cannot be redeemed for cash or other items. Sunway Property reserves the right to substitute prizes with others of equal or higher value in the event of unforeseen circumstances without prior notice.

Winners will be required to arrange for prize collection in person at the designated Sunway Property Sales Gallery or via postage, subject to additional costs borne by the winner and all risks of loss or damage shall pass to the winner upon dispatch or collection. All prizes must be collected or redeemed within thirty (30) days of the winner announcement, failing which the prize will be forfeited without compensation. Sunway Property will not be liable for any additional expenses incurred by the winners, including but not limited to travel, accommodation, or postage costs or for any tax implications (if any) arising from the receipt of the prize.

8. Winners Judging & Announcement

The grand prize winner will be selected through a lucky draw conducted by the Sunway Property team, based on random selection from all eligible entries. The draw results are final and binding, and no correspondence will be entertained. Winners will be announced on 31 March 2026 via Sunway Property’s official Instagram, Facebook, and XiaoHongShu accounts, and Sunway Property shall not be responsible for any failure by participants to view or receive the announcement. Sunway Property reserves the right to disqualify any entry that does not comply with these Terms and Conditions or to withhold prizes if no eligible entries are received.

By participating in the Competition, participants consent to the publication, disclosure and use of their names, photographs, likenesses, voices and general location for winner announcement, publicity, promotional and marketing purposes by Sunway Property without additional compensation, unless prohibited by law.

9. Disqualification 

Entries that do not comply with these Terms & Conditions will be disqualified without prior notice. Sunway Property reserves the right to disqualify any image deemed inappropriate, offensive, plagiarized, fraudulent, or contrary to the Competition’s ethos in its sole and absolute discretion, including but not limited to, content that violates intellectual property laws, misrepresents reality, or is submitted by unauthorized means and such decision shall be final and binding.

10. Data Protection 

We will collect personal data about you (and your parent/guardian, where applicable) at the time of registration, and as otherwise necessary to administer the Competition, exhibitions, and all associated activities in accordance with the Personal Data Protection Act 2010. Your personal data may be disclosed to Sunway Property’s affiliates, service providers, agents and contractors (including those located outside Malaysia) strictly for Competition administration, marketing and related purposes, and by participating, you consent to such processing, disclosure and transfer.

11. Ethical Requirements

Participants must ensure that their photographs respect and comply with ethical standards. Images must not misrepresent reality, exploit individuals, or harm their environment. Participants are solely responsible for obtaining all necessary permits or permissions, including but not limited to photography or drone usage. Failure to comply with these ethical and legal requirements may result in disqualification or any other action available to Sunway Property under law or equity. By submitting an entry, participants represent and warrant that their photographs comply with all applicable laws and regulations.

12. Marketing, Promotional & Newsletter

By entering this Competition, you expressly consent to be subscribed to Sunway Property’s Marketing, Promotional and Newsletter services. Participants may unsubscribe from these communications at any time by following the instructions provided in the email

13. Others

13.1 Force Majeure, Amendment and Termination of Competition

Sunway Property reserves the right to amend, change or to withdraw the Competition and its prizes at any time or to terminate the Competition as and when necessary, without prior notice. Such amendments or modifications will take effect from the date they are published on Sunway Property’s official website or social media channels.

In the event of unforeseen circumstances beyond Sunway Property’s reasonable control, including but not limited to natural disasters, pandemics, or government-imposed restrictions, Sunway Property reserves the right to suspend or cancel the Competition without liability. Participants acknowledge and agree that Sunway Property will not be held responsible for any loss or inconvenience arising from such amendments or termination.

13.2 Limitation of Liability and Disclaimer

 To the fullest extent permitted under Malaysian law, Sunway Property, its affiliates, officers, employees, agents and contractors shall not be liable for any loss, damage, cost or expense of any kind (including loss of income, profits, goodwill or opportunity), whether direct or indirect, arising out of or in connection with the Competition, participation therein, reliance on any information provided, or the acceptance, use or misuse of any prize. All prizes are provided “as is” without any warranties, whether express or implied, including but not limited to warranties of merchantability or fitness for a particular purpose.

13.3 Investigation and Withholding Rights

Sunway Property reserves the right to investigate any suspected breach, fraud, manipulation or non-compliance with these Terms & Conditions and may, at its discretion, suspend, cancel or withhold any entry or prize pending the outcome of such investigation, without liability or obligation to provide reasons.

13.4 Errors and Technical Issues

Sunway Property shall not be responsible for any error, omission, interruption, deletion, defect, delay in operation or transmission, communications line failure, theft or destruction, unauthorised access to, or alteration of entries, or any technical malfunction affecting participation in the Competition.

13.5 Governing Law and Jurisdiction

These Terms & Conditions and the Competition shall be governed by and construed in accordance with the laws of Malaysia, and the courts of Malaysia shall have exclusive jurisdiction over any dispute arising out of or in connection with the Competition.

13.6 Severability

If any provision of these Terms & Conditions is held to be invalid, illegal or unenforceable under applicable law, such provision shall be severed and the remaining provisions shall continue in full force and effect.

13.7 No Waiver

No failure or delay by Sunway Property in exercising any right, power or remedy under these Terms & Conditions shall operate as a waiver thereof, nor shall any single or partial exercise preclude any further exercise of such right or remedy.
