KUALA LUMPUR: Homebuyers in the Klang Valley are prioritising connectivity and integrated urban convenience, while those in Johor, Penang and Ipoh are seeking value, lifestyle elements and long-term township ecosystems.

Consumer insights from Sunway Bhd show shifting homeownership priorities heading into 2026, with buyers increasingly willing to pay for convenience, sustainability and well-managed communities.

The data was released by its property division, Sunway Property, following its latest sales campaign, which generated more than RM1 billion in bookings within three months across the Klang Valley, Johor, Penang and Ipoh.
In the Klang Valley, demand centred on practical mid-sized layouts within well-connected integrated townships.

Sunway Flora continued to draw family upgraders, recording a 95 per cent uptake for its three- and four-bedroom units.

Developments within Sunway’s build-own-operate ecosystem, where key amenities are interconnected, recorded the strongest traction and highlighted Klang Valley buyers’ preference for future-ready living.

Outside the Klang Valley, purchasing motivations varied by region.

In Johor, first-time homebuyers gravitated toward Sunway Majestic, drawn by value, improved liveability and proximity to the rapid transit system link.

Sunway LakeHills appealed to high-end buyers seeking privacy, a prestigious address and lakefront views within a mature community.

In Iskandar Puteri, Sunway Maple Phase 1 was sold out in two hours, signalling strong confidence in the township and optimism surrounding the Johor–Singapore Special Economic Zone.

Phase 2 of the project is slated for launch in mid-2026 with enhanced layouts and upgraded features.

In Penang, Sunway Dora achieved a full take-up rate, supported by demand for practical family layouts and multigenerational living options.

Meanwhile in Ipoh, Sunway Bayu continued to benefit from steady rental yields, a mature township ecosystem and repeat purchasers within Sunway City Ipoh.

Sunway Property managing director Chung Soo Kiong said the findings reflect increasingly discerning homebuyers who look beyond built units alone.

“People are more likely to value connectivity, lifestyle convenience, long-term value and a developer who stays committed throughout generations,” he said.
