1. Lucky Draw Period
   The Big Deal 2025 (“Lucky Draw”) will commence from 15 August 2025 until 15 December 2025 or such extension period to be determined by the Developer from time to time (both dates inclusive, “Lucky Draw Period”)
   
   
2. Eligibility
   This Lucky Draw is open to all qualified purchasers under Sunway Projects who have signed the Sale and Purchase Agreement and its respective correspondences, together with the requisite downpayment, within 30 calendar days from the booking date or any other period specified by the respective participating projects.
   
   
3. Lucky Draw Mechanism
   The Lucky Draw entry will be awarded corresponding the Nett Purchase Price of the Sale and Purchase Agreement as set out in the table below:-
   

   RM500,000 and below	1 Lucky Draw Entry
   RM500,001 – RM1,000,000	2 Lucky Draw Entries
   RM1,000,001 and above	3 Lucky Draw Entries

   For the avoidance of doubt, the Nett Purchase Price of the Sale and Purchase Agreement shall refer to the Nett Purchase Price after the rebate stated in the Promotional Package Letter.
   
   

4. Prizes Categorization
   The categories of prizes for this Lucky Draw are as follows:-

   2nd Prize (x1 winner)	RM68,888 in the form of credit note
   3rd Prize (x1 winner)	RM38,888 in the form of credit note
   4th to 13th Prize (x10 winner)	RM20,000 Sunway Travel Warrant or in the form of credit note

   • a. The grand prize, 2nd prize, 3rd prize and 4th to 13th (who opt for credit note) winner(s) (collectively known as “Cash Prizes”):-
     • i. The award of the Cash Prizes is strictly a gesture of goodwill and a token of appreciation to the winner(s) and is subject to the Sale and Purchase Agreement signed and stamped between the Developer and the purchaser(s) (“SPA”), the Developer’s receipt of the duly signed cash undertaking letter or the Bank’s loan offer letter as the case maybe, together with the settlement of twenty percent (20%) of the progressive payments in accordance with the Third Schedule of the SPA by the Purchaser or the Bank on behalf of the Purchaser, as the case maybe.
     • ii. The credit note shall be offset against part of the progressive payment of purchase price under the SPA accordingly upon the winner(s) fulfilling their obligations in accordance with the terms and conditions herein and SPA.
     • iii. In the event there is any excess credit in the winner(s)’ account, such excess shall be refunded to the winner(s) within 60 calendar days from the date of delivery of vacant possession of the Property to the winner(s).
   • b. The 4th to 13th prize winner who opt for the Travel Warrant (collectively known as “Travel Warrant Prizes”):-
     • i. The award of the Travel Warrant Prizes is strictly a gesture of goodwill and a token of appreciation to the winner(s), and shall be subject to the Sales and Purchase Agreement signed and stamped between the Developer and the purchaser(s) (“SPA”), the Developer’s receipt of the duly signed cash undertaking letter and or the Bank’s loan offer letter as the case maybe, together with the settlement of twenty percent (20%) of the progressive payments in accordance with the Third Schedule of the SPA by the Purchaser or the Bank on behalf of the Purchaser, as the case maybe.
     • ii. The Travel Warrant Prizes shall strictly be issued in the form of voucher, redeemable by the winner(s) upon fulfilment of their obligations in accordance with the terms and conditions herein.
     • iii. The Travel Warrant Prizes is valid for a period of one (1) year from the date of its issuance. Any Travel Warrant Prizes (or any unutilized balance thereof) not redeemed within the validity period shall be deemed surrendered and forfeited.
     • iv. The Travel Warrant Prizes may be utilized and redeemable for any travel related services with Sunway Travel Warrant subject to the terms and conditions stated therein.
     • v. Sunway Property accept no responsibility for any damage, loss (including but not limited to direct, indirect and consequential loss), liability, injury or disappointment suffered or incurred by the winner(s) in connection with the redemption or usage of the Travel Warrant Prizes.
   • c. All prizes awarded in the lucky draw event cannot be exchanged for cash or any other items and is not transferrable. Winner(s) is not permitted to request replacements or alternative items.
   • d. Sunway Property reserves the irrevocable right to replace or substitute the prize(s) with another of equivalent value, at their sole discretion. Sunway Property’s decision in this regard shall be final and conclusive and winner(s) shall accept such replacement and/or substitution unconditionally.
   • e. In the event of the termination of the SPA for whatsoever reason(s), the winner’s entitlement to the prize(s) shall be deemed as void ab initio and the following applies:-
     • i. if the prize(s) has already been issued, released, granted to the account of the winner(s), the winner(s) shall reimburse the Developer in full all costs and expenses in respect thereof within thirty (30) days from the date of termination of the SPA subjected to the terms and conditions of the SPA failing which it shall be deemed as a debt due from the winner(s) to the Developer and the Developer shall be entitled to commence any legal action for the recovery of the same and all costs and expenses incurred shall be fully borne the winner(s); OR
     • ii. if the prize(s) has yet to be issued, released, granted to the account of the winner(s), the Developer shall be entitled to automatically terminate, cancel, and/or revoke the winner(s)’ entitlement to the prize(s) in which event the winner(s) shall have no rights and interests and claim whatsoever against the Developer and the Developer shall not be responsible and/or liable to the winner(s) in whatsoever circumstances.
       
       
5. Winner(s)’ Determination
   The Lucky Draw will be conducted by the Developer, and the winner(s) of the Lucky Draw will be notified at such date, time and in such manner as may be determined by the Developer.
   
   
6. General Terms and Conditions
   a. Sunway Property may disqualify or reject any purchaser who does not comply with these terms and conditions and/or who is found or suspected to have tampered with this Lucky Draw and/or process of the operation of this Lucky Draw. Tampering shall include fraudulent activities or any act of deceit, deception, cheating in relation to this Lucky Draw.
   b. Sunway Property reserves the right to amend and/or impose any additional terms at any time at their sole discretion without any prior written notices and shall be binding on the winner(s) once published and displayed at Sunway Property’s website.
   c. By participating this Lucky Draw, the winner(s) agree and consent that their personal data or information being collected, processed and used by Sunway Property for: i. the purpose of this Lucky Draw; and ii. Marketing and promotional activities conducted deemed appropriate by Sunway Property in any media including but not limited to any form of advertising or publicity media and materials without further express consent from the winner(s).
   d. Further to that, the winner(s)’ entitlement to the prize(s) is subject to the winner(s) agreeing to take winning photographs, participate in video shooting and be interviewed in the videos in the form and format requested by Sunway Property and further to grant his/her consent to Sunway Property to utilise the same including personal data for sales and marketing and advertising purposes on any social media platform at any time. The winner(s) shall have no claim against Sunway Property in utilising the abovementioned materials for any purposes Sunway Property may think fits.
   
   
7. Nothing stated herein shall prejudice the rights and interests under the SPA.
