Sunway Velocity TWO (Phase 1) has been named the World Gold Winner in the Mixed-Use Development category at the 2026 FIABCI World Prix d’Excellence Awards held in Austria.
Kuala Lumpur, 11 June 2026 — In a landmark achievement for Malaysian real estate, Sunway Velocity TWO (Phase 1), a transit-oriented mixed-use development nestled in the heart of Cheras, Kuala Lumpur, has claimed the highest honour at the 2026 FIABCI World Prix d’Excellence Awards — the World Gold Award in the Mixed-Use Development category. The award was presented at the Gala Dinner and Presentation Ceremony held in conjunction with the 76th FIABCI World Real Estate Congress in Austria.
This victory marks a historic first for Sunway Property, cementing its standing on the global stage alongside the finest real estate developers in the world. Sunway Velocity TWO (Phase 1) was among 33 outstanding developments from 11 countries — including Australia, Austria, Brazil, Hungary, India, Indonesia, Philippines, Saudi Arabia, Taiwan, and Vietnam — competing across 16 categories for World Gold and World Silver recognition
What Is the FIABCI World Prix d’Excellence Awards?
Regarded as the most prestigious accolade in the global real estate industry, the FIABCI World Prix d’Excellence Awards has been honouring exceptional property developments since its inception in 1992. Organised by FIABCI — the International Real Estate Federation (Fédération Internationale des Administrateurs de Biens-Conseils Immobiliers) — the award spans 16 categories including Affordable Housing, Environmental, Heritage, Hotel, Industrial, Master Plan, Mixed-Use Development, Office, Residential, Retail, Resort, and Sustainable Development.
Founded in 1951 and headquartered in Paris, FIABCI is the world’s largest real estate professional organisation, operating in more than 60 countries and representing over 120 real estate professional organisations globally. It holds Special Consultative Status with the Economic and Social Council (ECOSOC) of the United Nations.
Unlike other industry competitions, the FIABCI World Prix d’Excellence evaluates projects based on overall merit — covering concept, architecture, financing and marketing, sustainability, social impact, functionality, and heritage value — rather than aesthetics or size alone. A rigorous, multi-layered judging process ensures complete integrity: no judge may evaluate a category in which their own country has a submission. Each year, more than 65 to 70 professionals from over 35 member countries serve on the jury.
Past winners span the full spectrum of scale and geography — from iconic global landmarks such as the Kuala Lumpur Twin Towers and the Guggenheim Museum in Bilbao, to smaller yet equally celebrated projects like the Zangla Solar School, a community school built at 4,000 metres above sea level in a Himalayan village using local materials and labour, which claimed the Gold in the Environmental Category in 2021. As FIABCI World Prix d’Excellence Awards Committee President Laszlo Gonczi aptly noted, this is “a competition where David can defeat Goliath, as the winner is determined not by the size of the development but by its quality.”
The Project: Sunway Velocity TWO (Phase 1)
Situated within one of Kuala Lumpur’s most established locales in Cheras, Sunway Velocity TWO (Phase 1) represents a refined approach to urban regeneration — seamlessly integrating residential, commercial, and retail spaces into a vibrant, future-ready community.
A Landmark Mixed-Use Ecosystem
Spanning 1.62 hectares (approximately four acres), the development comprises two soaring 53-storey serviced apartment towers housing 872 thoughtfully crafted units. Residences range from 635 sq ft to 1,281 sq ft, including dual-key ready units designed for multigenerational living. Residents enjoy resort-styled amenities including swimming pools, a rooftop sky garden, an exclusive community kitchen, and a gymnasium.
Complementing the residential towers is a dynamic commercial hub: a 20-storey corporate office tower spanning 385,729 sq ft of net lettable area, awarded Malaysia Digital Status, and directly connected to 18 fully tenanted retail outlets. The office tower features flexible column-free layouts, attracting a wide range of tenants from SMEs to multinational corporations.
The development’s mixed-use balance is deliberate — 65% residential and 35% commercial — creating a community-centric design that encourages residents to live, learn, work, and play within walking distance.
Unrivalled Connectivity
Connectivity is at the core of Sunway Velocity TWO (Phase 1)’s design philosophy. Located just 3.8km from Kuala Lumpur City Centre (KLCC), the development links seamlessly to three MRT and two LRT stations via Sunway Velocity Mall. Major highways including Jalan Tun Razak, the SMART Tunnel, Kuala Lumpur–Seremban Expressway, and Maju Expressway (MEX) further enhance accessibility.
The project is also physically connected — through covered walkways and link bridges — to Sunway Velocity Mall, Sunway Medical Centre Velocity, Sunway Velocity Hotel, and Sunway College @ Velocity, forming a comprehensive integrated precinct that meets residents’ daily needs without requiring a car.
Sustainability at Its Core
Sunway Velocity TWO (Phase 1) is guided by the Sunway Design and Development Architecture (SDDA) philosophy, rooted in four pillars: Sustainability, Innovation, Health & Wellness, and Lifestyle & New Experiences.
The development earned dual GreenRE certifications — Platinum for the corporate office tower and Gold for the serviced apartments. Green initiatives embedded throughout the development include rainwater harvesting systems, solar energy installations, and energy-efficient lighting.
The design further prioritises social sustainability, creating inclusive environments where people of all ages and backgrounds can enjoy a harmonious work-life balance — a true benchmark for integrated city living.
The People Behind the Win
The FIABCI World Gold Award was received at the Gala Dinner and Presentation Ceremony in Austria by Chong Sau Min, Chief Executive Officer of Sunway Property (Central & Northern Region) and Sunway Property & Facility Management, alongside the Sunway Property team who attended the ceremony.
Reflecting on the achievement, Chong Sau Min said that Sunway Property’s goal has always been to create long-term value — not by placing different components side by side, but by planning them to work together as one integrated ecosystem. “Each component is designed to complement and support the others, making daily life more convenient and helping people with their everyday needs within walking distance,” he said. “This recognition on the global stage has reaffirmed our belief that a mixed-use development should not only work on paper, but be meaningfully designed to remain relevant, functional, and valuable over time.”
Special recognition goes to Lee Kar Loon, Chief Operating Officer of Sunway Property, who led the project together with Chong Sau Min from inception to completion — a partnership that proved instrumental in bringing Sunway Velocity TWO (Phase 1) to its award-winning standard.
“What sets Sunway Property apart as the Master Community Developer is the depth of our ecosystem — and Sunway Velocity TWO is one of its finest expressions. When residents can live, work, seek healthcare and learn all within the same development, that is not just convenience; that is a community built with intention. Ultimately, it is this ecosystem that drives lasting value — for the people who call it home, the businesses that grow within it, and the stakeholders who believe in what we build. We are proud this vision has been recognised on the world stage, ” he said.
A Historic Milestone for Sunway Property
This World Gold win is not only a first for Sunway Property at the FIABCI World stage — it is a powerful affirmation of the developer’s consistent approach to creating self-sustaining, well-connected communities across Malaysia.
Sunway Velocity TWO (Phase 1) builds upon the strong legacy of the award-winning Sunway Velocity township, extending the development’s Phase 2 and the upcoming Sunway Velocity 3 into a walkable, car-lite community that prioritises sustainability, social interaction, and well-being. It also reflects a tried-and-tested model replicated across Sunway City Iskandar Puteri and Sunway City Ipoh, each tailored to its regional context.
In The Star, FIABCI World President Antonio Campagnoli praised the calibre of this year’s submissions: “From innovative urban solutions to thoughtfully designed communities, these projects reflect the evolving priorities of the real estate sector, where success is measured not only by design and functionality, but by long-term impact and sustainability.”
What This Means for the Cheras Property Market
Sunway Velocity TWO (Phase 1)’s global recognition further validates Cheras as a premium urban address. As a transit-oriented development with direct MRT connectivity, integrated retail and healthcare, dual GreenRE certifications, and now a World Gold-winning pedigree, Sunway Velocity TWO (Phase 1) sets a new benchmark for what integrated city living can and should look like in Malaysia.
For homebuyers, investors, and businesses looking for a future-ready, award-winning address in Kuala Lumpur, Sunway Velocity TWO stands as both a sound investment and a lifestyle destination that continues to demonstrate lasting demand, resilience, and placemaking value.
